L02569062 NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder at the time of sale at the front steps of the Cache County Courthouse located at 135 N. 100 W., Logan, Utah, on July 27, 2009 at 2:45 p.m.; foreclosing a Trust Deed recorded March 19, 2007 executed by Max Ellis Spackman and Karen Spackman, in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Accredited Home Lenders, Inc. and its successors and assigns,, covering real property located in Cache County at 1091 E. 12700 N., Lewiston, UT 84320, and described as follows: Beginning at a point 40 rods North and 48 rods West of the Southeast corner of the Southwest Quarter of Section 11, Township 14 North, Range 1 East of the Salt Lake Base and Meridian, and running thence North 40 rods; thence East 8 rods; thence South 40 rods; thence West 8 rods to the place of beginning. The current beneficiary of the Trust Deed is Mortgage Electronic Registration Systems, Inc., as nominee for the original lender and its successors and assigns, and, as of the recording of the Notice of Default, the property was owned, according to record, by Max Ellis Spackman and Karen Spackman. The sale is without any warranty and is voidable by the Trustee, without any liability, for any fact unknown to the Trustee at the time of sale.
