NOTICE OF TRUSTEE 'S SALE The following described property will be
sold at public auction to the highest bidder, payable in lawful money
of the United States at the time of the sale, at the Main Entrance,
Cache County District Court 135 North 100 West, Logan, Utah, on
January 14, 2010, at 1:00 PM, of said day, for the purpose of
foreclosing a trust deed dated April 26, 2007 and executed by BRIAN
SIPE, AND TRECIA HANSEN, AS JOINT TENANTS, as Trustor(s) in favor of
MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. as Beneficiary,
covering the following real property located in Cache County: LOT 74,
EAST SKY VIEW SUBDIVISION PHASE 8, AS SHOWN BY THE OFFICIAL PLAT
THEREOF, FILED NOVEMBER 9, 2001, AS FILING NO. 774002, IN THE OFFICE
OF THE RECORDER OF CACHE COUNTY, UTAH. Together with all the
improvements now or hereafter erected on the property, and all
easements, appurtenances, and fixtures now or hereafter a part of the

purported to be 517 EAST 420 SOUTH, SMITHFIELD, UT 84335-1368. The
undersigned disclaims liability for any error in the address. The
current Beneficiary of the trust deed is BAC HOME LOANS SERVICING, LP
FKA COUNTRYWIDE HOME LOANS SERVICING LP, and the record owners of the
property as of the recording of the notice of default is reported to
be BRIAN SIPE, AND TRECIA HANSEN, AS JOINT TENANTS. Bidders must be
